Letting your property during and after lockdown

Letting your property during and after lockdown

Lockdown restrictions have been eased in England but remain in place in Scotland and Wales. What does this mean for landlords?

No matter where your property is located, the market and the way your property can be let has changed for the foreseeable future. You may have questions around whether or not tenants are still looking to rent, how to conduct virtual valuations, and what the new normal looks like.

We are here to answer your questions and queries.

Are tenants still looking to rent?

Property portals have seen traffic to their websites increasing from the low levels at the start of lockdown which gives the impression that interest is returning to the property market. Rightmove reported that searches by renters looking for a garden are almost double compared to the first week of lockdown. And, in fact, our own website has seen a sharp spike in demand for rental properties.

Virtual Valuations

Although socially distanced valuations are now currently permitted in England, some landlords might not want agents in their homes, physically. That’s why we offer virtual valuations. On a call or video call, our local agents can offer an accurate rental yield based on the latest market conditions, as well as advice on how to maximise your property’s value. If you’d like to learn more about virtual valuations, you can do that here.

Virtual viewings

Under the Government’s newly published guidelines, virtual viewings will become far more commonplace. In fact, virtual viewings have proven so popular with would-be tenants that some are willing to rent a property without conducting a physical viewing at all. They also mean that landlords can sit back and have their properties viewed time and time again, whilst opening up their listings to a much wider audience.

Is now a good time to get into the property market?

If you’re a landlord with a house sitting empty, now is a great time to get your property back on the rental market. There will always be uncertainties – we had Brexit, then the election, and now COVID19. The fact remains that if your property is in a location where people want to live, then there will continue to be rental demand, regardless of the economic cycle. If your property happens to have a garden, then all the better.

Conclusion

All of the tenancies agreed since the lockdown, have been rental properties unseen by tenants in person. This means you can sign up as a landlord from the comfort of your home and our team will take care of the rest. We can organise everything from virtual viewings to valuations to socially distanced contract signing.
